Florida has the strictest building code in the country — the Florida Building Code (FBC) — with a High-Velocity Hurricane Zone (HVHZ) overlay for Miami-Dade and Broward counties. Do I Need a Permit in FL?
Yes. Every Florida county and municipality requires a permit for accessory structures over 150 sq ft (some counties as low as 100 sq ft). Miami-Dade, Broward, and the Keys are the strictest. Unincorporated rural counties enforce FBC but with simpler permit processes.
Florida Product Approvals
Every Keen’s Florida build includes Florida Product Approval numbers on all doors, windows, fasteners, and panels — required by every county permit office. HVHZ-certified products for Miami-Dade and Broward included where applicable.
HVHZ (Miami-Dade + Broward)
The High-Velocity Hurricane Zone requires 180 mph design winds, NOA (Notice of Acceptance) certified components, and additional impact-resistance standards. Keen’s provides full HVHZ-compliant builds with all NOA documentation.
Coastal Construction Line
Coastal counties (Palm Beach, Monroe, Brevard, Pinellas) enforce Coastal Construction Control Line (CCCL) setbacks and dune-protection requirements. Keen’s coordinates with the DEP on CCCL-adjacent permit submissions.
