Do you need a permit?
As an incorporated city, St. Augustine handles shed permits through its own Planning and Building Department rather than St. Johns County. The city lists detached accessory buildings and structures among those requiring a building permit and generally requires a survey, setback and lot-coverage review, and an impervious-surface worksheet; it does not publish a blanket square-footage exemption. Historic-district and archaeological review may also apply, so confirm current requirements with the City of St. Augustine Planning and Building Department before building.
Wind load
St. Johns is an Atlantic coastal county; Florida Building Code ultimate design wind speeds for Risk Category II range from about 130 MPH inland to 140 MPH near the shore. St. Augustine sits on Matanzas Bay just inside the coast, so wind speeds climb toward 140 MPH near the water within the wind-borne-debris region that applies within about one mile of the coastal mean high water line and where Vult is 140 MPH or greater.
