Compare: Metal Building vs. Wood Building
Deciding between a steel metal building and a traditional stick-built structure? Here's how they compare on the things that matter most: cost, build time, maintenance, and long-term value.
A prefabricated metal building from Keen's costs 40% to 60% less than an equivalent wood-framed structure, and it goes up in a day instead of weeks. Steel doesn't rot, doesn't attract termites, and doesn't need paint touch-ups every few years. For garages, workshops, barns, and storage buildings, a metal building gives you more square footage for less money and less hassle over the life of the structure.
| Feature | Metal Building (Keen's) | Wood (Stick-Built) |
|---|---|---|
| 20x20 Building | $5,175 - $8,500 | $20,000 - $35,000 |
| 24x30 Building | $8,500 - $14,000 | $32,000 - $58,000 |
| 30x40 Building | $14,500 - $22,000 | $55,000 - $110,000+ |
| 40x60 Building | $26,000 - $38,000 | $90,000 - $175,000+ |
| Installation Time | 1 - 2 days | 4 - 10 weeks |
| Expected Lifespan | 40+ years | 20 - 30 years |
| Maintenance | Minimal | Paint, rot repair, termite treatment |
| Fire Resistance | Non-combustible steel | Combustible |
| Termite / Pest Resistance | Yes - steel doesn't attract pests | No - requires ongoing treatment |
| Wind Rating | Up to 180 mph (engineer-certified) | Varies by build quality |
| Customization | High - colors, doors, windows, lean-tos | Very High |
| Delivery & Install Included | Yes - free | No - separate contractor required |
| Financing Available | Yes - RTO, $0 Down, 0% APR | Requires construction loan |
| Best For | Garages, workshops, barns, storage, commercial | Attached residential structures |
The bottom line: steel gets you a stronger, longer-lasting structure at roughly half the cost of wood, and it's standing in a day instead of months. If you're building detached from the house, a metal building is the better investment.
Metal Building Roof Styles Explained
The roof you choose affects your building's price, durability, and appearance. Here's how to pick the right one for your needs and climate.
Regular Roof (Rounded)
Our most budget-friendly option. Features a gabled peak with rounded corners. Best for mild climates and smaller structures like carports and storage sheds. A practical, proven choice.
A-Frame Horizontal (Boxed-Eave)
Our best-selling roof style. Clean angular lines that complement most homes. Engineered for wind load at a mid-range price point. Perfect for garages, workshops, and barns - a great balance of cost and performance.
Vertical Panel Roof
Our premium option - and worth it. Panels run vertically so rain, snow, and debris slide off with ease. Engineered for high-wind, heavy-rain, and snow load regions. Recommended for large barns, commercial buildings, and any turbulent climate.

Metal Building Materials
What your metal building is made of matters more than how it looks. Here's what goes into every Keen's Buildings steel structure.
Galvalume Steel Panels
All of our roof and wall panels are Galvalume-coated steel. Galvalume is a continuously dipped carbon base sheet coated with an aluminum-zinc alloy — 55% aluminum, 43.4% zinc, and 1.6% silicone. This combination delivers corrosion resistance that outlasts traditional galvanized steel by 2x to 4x in most environments.
Galvalume is rated as AZ-50 (for painted panels) or AZ-55 (for bare/unpainted panels), based on the ounces per square foot of aluminum-zinc alloy coating on the base steel.
Multiple Layers of Protection
Each metal building panel goes through a multi-layer coating process designed for decades of weather exposure:
- Top Coat Premium ceramic and inorganic pigment for exceptional color, durability, and gloss retention.
- Primer Coat UV and moisture resistant layer. This is a key component of the panel's long-term performance.
- Pre-Treatment Promotes adhesion and adds a barrier against moisture and corrosion.
- Substrate Galvalume or Galvanized metallic coating that protects the base steel from corrosion.
- Base Steel Mill-certified carbon steel meeting ASTM standards.
- Backer Coat Finish coat on the backside to cover the primer and ensure consistent color throughout.
Structural Steel Framing
Your building's skeleton is 2.5" x 2.5" square galvanized steel tubing in your choice of 14-gauge or 12-gauge thickness. The galvanized coating prevents rust from the inside out, keeping the frame solid for decades.
12-gauge tubing is our heavier option and comes with Keen's 20-year warranty. We recommend 12-gauge for any metal building in a high-wind or heavy-snow region, or for buildings wider than 30 feet.
High-Rib Metal Panels
Standard panels are 29-gauge high-rib steel with an optional upgrade to 26-gauge for extra strength. The high-rib profile adds rigidity, improves load distribution, and helps dissipate heat. Both roof and wall surfaces use this panel across the entire structure.
Quality Workmanship
A licensed Keen's Buildings crew erects your structure on-site. You'll see clean trusses, properly spaced framing, and tight panel seams from floor to ridge cap. Choose from 13 color options for the exterior, or leave it in raw Galvalume for a clean industrial look that prevents rust without painting.

Frequently Asked Questions About Metal Buildings
Have questions before you buy? We've answered the ones our customers ask most, plus a few you might not have thought of yet.
How much does a metal building cost?
Enclosed metal buildings start at $3,200 and go up to $90,000+ depending on size, roof style, steel gauge, and customization. Open carports start at $1,521. Every price includes delivery and installation — no hidden fees, no surprise charges at the end.
Quick ballpark: a 20x20 runs around $5,175, a 30x40 workshop lands between $14,500 and $22,000, and a 40x60 commercial building comes in at $26,000 to $38,000. Your final number depends on state, gauge, roof style, and any wind or snow load certifications your area requires.
Use our free 3D Designer to get an instant exact quote for your specific configuration.
What sizes do metal buildings come in?
Widths run from 12 to 60 feet, lengths from 20 to 300+ feet, and sidewall heights from 8 to 20 feet. Every dimension is customizable in 5-foot increments, and the center peak sits 3 feet above the sidewall.
Browse our full Metal Building Size Guide above to see standard configurations grouped by width, with direct links to pricing for each.
Do I need a permit for a metal building?
Most municipalities require a building permit for metal buildings larger than 120 to 200 square feet, though exact thresholds vary by city, county, and HOA. We strongly recommend checking with your local building department or HOA before placing an order.
Keen's Buildings can supply engineer-stamped certified drawings wherever required to help you meet local permitting requirements. Our structures are certified by a licensed Professional Engineer and comply with ASCE 7-22 / IBC building codes.
How long does metal building installation take?
Most residential metal buildings are fully installed in 1 to 2 days by our professional installation team. Larger buildings and commercial structures may require 3 to 7 days. We'll give you a realistic installation timeline when you place your order, and our team will confirm the appointment in advance so you can prepare your site.
Delivery is typically scheduled within 1 to 4 weeks of ordering, weather permitting.
Is delivery and installation really free?
Yes — 100% free delivery and professional installation are included with every order, no exceptions. There are no hidden delivery fees or installation surcharges. We serve Alabama, Arkansas, Florida, Georgia, Illinois, Indiana, Kentucky, Louisiana, Mississippi, Missouri, New York, North Carolina, Ohio, Oklahoma, Pennsylvania, South Carolina, Tennessee, Texas, Virginia, and West Virginia.
Our licensed installers deliver your metal building on a flatbed, erect it on your prepared site, and anchor it to code so it's structurally sound and ready to use from day one. DIY metal building kits are also available and ship nationwide.
What warranty do Keen's metal buildings come with?
Order with 12-gauge tubing and you get a 20-year warranty on the steel frame. That covers the structural tubing itself, which is the backbone of the entire building. 14-gauge builds carry a standard manufacturer's warranty.
Every structure also ships with engineer-stamped certification documents for your records and local permitting. Call 386-339-1676 for the full warranty breakdown.
Can I customize my metal building?
Absolutely. You control the size, roof style (Regular, Boxed-Eave, or Vertical), color, steel gauge, door and window placements, garage door sizes, lean-to additions, insulation, wainscoting, and more.
Changed your mind after installation? No problem. Our buildings are modular — doors, windows, insulation, lean-tos, and interior framing can all be added later without altering the original structure. A $50 return-trip fee applies to add-on orders under $795.
Use our free 3D Designer to build and price your custom metal building in real time, or call 386-339-1676 to work with a PEMB Specialist.
How well do metal buildings hold up in bad weather?
Very well. Our structures are rated for winds up to 180 mph and snow loads up to 90 psf, backed by stamped engineering drawings you can hand to your building department. These aren't marketing numbers — they're PE-certified load calculations specific to your region.
For the best severe-weather performance, go with a Vertical Roof. The panels run top to bottom so rain, snow, and debris shed straight off instead of pooling in horizontal ribs. Pair that with heavier-gauge framing and you've got a building that handles hurricanes, nor'easters, and heavy snow country.
What foundation does a metal building need?
A metal building can be installed on concrete, asphalt, gravel, or dirt as long as the surface is level within about 3 inches across the building footprint. We recommend concrete slabs for most applications, especially workshops, commercial buildings, and any structure housing heavy equipment.
Gravel pads should be at least 4 inches deep and extend at least 2 feet beyond the footprint on all sides. Every Keen's metal building is anchored to engineered specifications during installation: wedge bolts on concrete, mobile-home-style auger anchors on gravel and dirt, and mobile home anchors on asphalt.
Pro tip: add drainage grading to prevent standing water beneath the structure, and extend your pad at least 2 feet past the footprint for the best results.
Is concrete included with a metal building?
No — concrete is not included in the base price of a Keen's metal building because it isn't always necessary. However, it can be added to your package and financing at an average cost of approximately $7.60 per square foot.
Concrete slabs are recommended for workshops, commercial buildings, and any metal building that will house heavy equipment or serve as a certified installation. Use our Concrete Pad Calculator to estimate the cost for your specific building size.
Is insulation included with a metal building?
No — insulation is not included in the base price but can be added to your package and financing at an average cost of approximately $3 per square foot per surface (roof and/or walls).
Insulation is strongly recommended for heated or cooled spaces, workshops, and any metal building housing temperature-sensitive items. Combined with ridge or turbine vents and lighter-colored roof panels, insulation significantly reduces summer heat buildup inside the building. Use our Insulation Calculator to estimate costs for your build.
Are Keen's metal building doors, windows, and panels code-approved?
Yes. We publish every approval number on this page so you can verify them yourself. Roll-up doors, walk-in doors, windows, and roof/wall panels all carry active Florida Product Approval numbers tied to specific manufacturers and models.
Scroll up to the Code-Approved Components table for the full list with lookup links.
Are Keen's metal buildings engineered and code-certified?
Yes. Every building is stamped by a licensed Professional Engineer — Richard E. Walker, P.E. (Florida License No. 61240). Those stamped drawings spell out the exact wind and snow load ratings for your specific location, which is what your building department needs to issue a permit.
On the business side, we hold a Florida General Contractor License (CGC1533634) and carry active PE firm certifications in all 20 states we serve. Use the Licensing & Certifications widget above to look up our credentials in your state.
What financing and payment options are available for a metal building?
Keen's Buildings accepts cash, checks, credit and debit cards, and offers three financing programs:
Rent-to-Own with no credit check. $0 Down Financing with same-day approval. 0% APR Financing for 12 to 24 months (same as cash). Flexible terms are available up to 60 months, with a deposit required at order and the balance due at delivery and installation.
Apply for financing or call 386-339-1676 to discuss payment options.
Do metal buildings get hot in the summer?
An uninsulated metal building with a dark roof in direct sun? Yes, it'll cook. But a few smart design choices fix that. Go with 12-foot or taller sidewalls so hot air rises above the work area. Pick a lighter roof color (white, tan, or light gray reflect the most heat). Add a ridge vent or turbine vent at the peak to exhaust trapped air.
If you plan to heat or cool the space, add insulation at the time of order — it's the single biggest upgrade for temperature control. Leave at least 4 feet of headroom above your tallest vehicle or piece of equipment so air circulates freely. Customers who follow these steps use their buildings comfortably year-round, even in Florida summers.
What is the roof pitch of a metal building?
Keen's metal buildings ship standard with a 3/12 roof pitch, with optional 4/12 and 5/12 pitches available for steeper profiles. Regular roofs use a gentle rolled profile, boxed-eave roofs feature a traditional A-frame angle, and vertical roofs use the same pitch with vertically oriented panels for superior water and snow runoff.
What can a metal building be used for?
A metal building can be used for just about anything that needs a roof, walls, and a solid floor. The clear-span interior and open layout make our steel buildings adaptable to virtually any residential, agricultural, or commercial purpose.
Customers use them for vehicle protection (cars, trucks, RVs, boats), workshops and hobby studios, secure weather-tight storage, agricultural shelters and hay barns, commercial warehouses and retail space, and recreational areas like outdoor entertaining spaces. The open clear-span interior means no center posts getting in the way, so you can reconfigure the space anytime your needs change.
