Enclosed Pole Barns
Steel siding on all four sides for workshops, secure equipment storage, finished barns, and garages. Add insulation, windows, walk-doors, and roll-up doors. FBC-rated panels and fasteners.
Combination Barns
Part open, part enclosed – one side a closed workshop or tack room, the other open for equipment or animals. The most popular layout for working Florida farms and ranches.
Horse & Raised-Center Barns
Built for Marion County and Ocala horse country – center-aisle and raised-center designs with stalls, tack rooms, wash bays, and ventilation. Shade and airflow tuned for Florida heat.
Ag & Equipment Barns
Row-crop, citrus, cattle, and poultry operations across the Suwannee Valley, Pasco/Hernando, and Central Florida. Wide clear spans for combines, sprayers, and hay. May qualify for §604.50 exemption.

Codes & permits
Florida Permits, FBC & the Farm-Building Exemption
Florida has the strictest building code in the country – the Florida Building Code (FBC) – but it also offers one of the most generous agricultural exemptions. Keen’s has been building to FBC spec since 1999 and helps you determine which path applies to your barn.
The §604.50 Farm Exemption
Under Florida Statute 604.50, a nonresidential farm building on a bona fide farm or agricultural land – a barn, pole barn, storage building, or poultry house – is exempt from the Florida Building Code and any county or municipal building code and permit fee (floodplain rules still apply). This can save qualifying ag customers significant time and cost.
Do I Need a Permit?
For non-farm/residential-use barns, most Florida counties require a permit for accessory structures over 150 sq ft (some as low as 100 sq ft). Keen’s provides engineered, FBC-compliant drawings accepted by county building departments statewide.
Florida Product Approvals
Every certified Keen’s Florida build includes Florida Product Approval numbers on doors, panels, and fasteners – required by county permit offices. HVHZ-certified components for Miami-Dade and Broward included where applicable.
HVHZ (Miami-Dade + Broward)
The High-Velocity Hurricane Zone requires 180 mph design winds and NOA-certified components. Keen’s provides full HVHZ-compliant builds with all Notice of Acceptance documentation.
Wind & Floodplain
Standard 150 mph wind rating statewide; 180 mph in the HVHZ. The farm exemption does not waive local, state, or federal floodplain management rules – Keen’s coordinates engineered anchoring for flood-zone parcels.
Zoning & Setbacks
Even exempt farm buildings must meet local zoning and setback rules (typically 5–15 ft side/rear). Your Keen’s team verifies requirements with your county before you order.
